NH Real Estate Licensing Process
Step 1: Complete Pre-License Education

Salesperson: 40 hours of approved pre-licensing education

Broker / Associate / Managing Broker: 60 credits (or equivalent)
Step 2: Exam Timing

You must take the licensing exam within 6 months of beginning your Salesperson course (but only after completing it).

After you register for the exam, you must take it within 3 months.
Step 3: Register & Schedule the Exam

All exams are scheduled and paid through PSI.

The NH Real Estate Commission no longer accepts paper exam registration forms or payments.

Step 4: Exam Administration

Appointments are available mornings, afternoons, and evenings, 7 days a week (availability varies by location).

NH PSI testing centers are located in Concord, Manchester, Nashua, and Portsmouth.

You may also test at an out-of-state PSI location if it’s more convenient.

Results are provided immediately upon completion (computerized).
Step 5: If You Do Not Pass

If you fail either the national or state portion (or both), you must re-register and pay to retake only the failed portion(s).

The retake fee is $65 per portion.
Step 6: Apply for Your License

After passing both the national and state portions, you must apply to the NH Real Estate Commission within 6 months of passing.

Submit your completed License Application Form and your Passing Score Report.

Salesperson: $99

Associate, Managing, or Principal Broker: $12

Step 7: Criminal Background Check

Submit a Criminal Record Release Authorization to the NH State Police with a $25 fee.

Fingerprints are not required.
Step 8: Timing Deadlines
If you miss or exceed any deadlines, the Commission may require you to:

Retake the exam

Retake pre-license education
-
Re-pay application or exam fees
Step 9: License Renewal & Continuing Education

Licenses renew every 2 years.

Inactive Renewal: Requires a 3-credit CORE course.

Active Renewal: Requires a 3-credit CORE course plus 12 credits of approved electives.

First Renewal (Post-Licensing): Salespersons must also complete 12 hours of post-licensing courses
-
covering four approved topics (these count toward elective credits).
Quick Reminders:

6 months from course start to take the exam.

3 months after registration to sit for the exam.

6 months after passing to submit your application.

Missing deadlines may require retaking education, the exam, or paying fees again.
